Convenience, the magic sauce of integrated developments

The growth of the convenience culture is plain to see, from banking to e-commerce, to e-learning and even in real estate. If there is one thing that proves how much local homebuyers value convenience and connectivity, look no further than the immense popularity of integrated developments or sometimes known as Integrated Transport Hubs (ITHs).

Typically, ITHs feature fully air-conditioned bus interchanges that are connected to MRT stations and adjoining commercial spaces such as retail malls, and they may also incorporate residential units. Some ITHs also include public amenities such as libraries, a community club, and hawker centre.

Robust demand for integrated developments

When Parktown Residence was launched in February 2025, more than 87% of the 1,193-unit mega development was snapped up by zealous buyers. Parktown Residence will offer seamless connection to the future Tampines North MRT station and bus interchange, and will be integrated with a shopping mall and various community facilities.

Similarly, The Reserves Residences in Jalan Anak Bukit sold more than 70% of its 732 homes during its launch weekend in May 2023. The mixed-used project will include a direct link to the Beauty World MRT station and a future bus interchange, with Bukit V mall as its retail podium.

With almost unparalleled access to daily necessities, food and retail options, and transport connectivity to other parts of the island, it is no surprise that ITHs which comprise residential properties are seen as the pinnacle of urban living, and a hot favourite among both owner-occupiers and investors.

More ITHs could potentially be planned and built in the near future as the government seeks to create neighbourhoods where residents of all ages could live, work, play and learn in. As we await the exciting announcement of the Draft Master Plan 2025, let's look to the Master Plan 2019 for a snap shot of where the ITHs are located.

Potential ITHs and where to find them

Based on the 2019 Master Plan, there are 32 locations across the island marked with a bright blue dot which denotes "Bus Interchange / Integrated Transport Hub" - including existing ITHs, as well as some potential new ITHs to come (see image and Table 1).

The upcoming Bayshore precinct is set to offer waterfront homes with great connectivity and convenience. Besides Bayshore and Bedok South MRT stations on the Thomson-East Coast Line (TEL), a new mixed-use development with residential units and retail spaces may potentially be in the works. Plans from the URA reveal that the future development will be connected to Bedok South MRT station and a new bus interchange, providing future residents easy access to other parts of Singapore.

Under the Remaking Our Heartland (ROH) programme, town centres and community spaces in Bukit Merah will be refreshed for a more enjoyable living experience for its residents. Though not explicitly mentioned in various announcements of the Bukit Merah ROH, plans to rejuvenate Tiong Bahru - one of the estates that make up Bukit Merah - could be afoot.

As per the 2019 Master Plan, a plot in Jalan Bukit Ho Swee (behind Tiong Bahru Plaza) appears to be marked as ITH, suggesting that a bus interchange and perhaps even commercial and residential offerings may possibly be added in the future. At the time of writing, the site is zoned for residential use with a gross plot ratio of 4.9.

Hougang residents could expect a new mixed-use project in the near future, as plans have been announced for an integrated development to be built on a site above the Hougang MRT station. The project will incorporate a bus interchange, and will offer commercial spaces and residential units. A government land sales site in Hougang Central - which can yield an estimated 835 new homes and 40,000 sq m of commercial space - is slated to be launched for tender in May 2025.

In a nutshell, there will likely be ample opportunities for prospective homebuyers who are keen on integrated developments, that will not only offer new homes but also bring along more amenities to the residents. The URA is expected to unveil the Draft Master Plan 2025 in the middle of the year and we will be keeping an eye on any upcoming residential projects that are incorporated with the ITH.
